Investment Philosophy

As a specialised real estate fund manager for private clients, high net worth and corporate investors, KWC Capital Partners’ investment philosophy is one of a strategic mid to long term view targeting opportunistic and value-add real estate across all property sectors, residential apartment and land, retail, commercial, office, hotel and industrial.

Opportunistic Investments

For more entrepreneurial investors, the primary investment strategy KWC has pursued since 1994 is as a joint venture equity participant with well known development companies constructing residential apartments, masterplanned communities, retail centres, commercial offices, hotels and business parks. Investors co-invest with major brands and real estate companies for between 3 – 5 years.
Our objective is to provide strong returns and capital growth, by actively managing all aspects of development risks, repositioning assets and ensuring equity and debt capital adequacy.

Value-Add Investments

For both our high net worth and corporate investors, KWC Capital is acquiring attractive properties for individual or “club deal” clients currently focusing on value-add properties requiring workout, leasing, equity capital or reposition in the market and better specialised management.
Such single asset investments generally have a holding period of five to ten years providing strong capital growth returns.

Core Investments

For conservative investors seeking portfolio diversification and high yields through real estate without undue levels of risk, KWC Capital provides investors with core investment opportunities to acquire existing well leased office, retail, industrial, residential and mixed-use properties. KWC, on behalf of private and corporate investors, is acquiring well located properties on the eastern seaboard of Australia, primarily in Sydney, with a view to developing portfolios that are diversified by property type and location. Our objective is to provide investors strong returns and growth in capital values within a low risk threshold.
